What CasaMia covers

  • Fire, lightning and explosion

Damage to the building and to your belongings from fire, lightning, explosion and bursting, and also from smoke after a covered event, a vehicle hitting the building or a lift falling. On top of the sum insured: debris removal up to 10% of the sum insured for what was damaged, and a flat 10% of the indemnity for indirect losses. It applies even if the fire was caused by your gross negligence.

  • A fire that spreads to your neighbours

If a fire, explosion or burst that starts from your things damages a neighbour's property, the policy pays what you owe them, up to the limit shown in the policy.

  • Water damage (optional)

A burst pipe or hose, a broken heating system, frozen pipes or a backflow from the public sewer: the policy pays for the damage to floors, walls and furniture, up to €30,000 per claim. You can add the cost of finding and repairing the hidden leak (trace and access) when the building is insured.

  • Hail, wind and snow (optional)

Damage from hail and strong wind, including rain that gets in through openings the storm has caused, and the collapse of the roof under the weight of snow. Wind and hail claims carry a 10% deductible with a minimum of €350.

  • Theft and robbery (optional)

Belongings stolen from your home when thieves break in, use picks or false keys, or climb in by an unusual route, and robbery inside your home. The cover is on a first-loss basis (primo rischio assoluto): you choose the sum insured and a claim is paid up to that sum, with no reduction because the total value of your belongings is higher.

  • Family liability (optional)

Compensation you owe if you or your family accidentally injure someone or damage their property in private life: a guest who slips in your home, damage caused by your children or your dog, an accident while cycling or playing sport, and injury to a cleaner, carer or babysitter working for you. Limits from €250,000 to €3,000,000 per claim.

  • 24/7 home emergency assistance (Assistance cover)

One call to the operations centre, day or night, and a locksmith, plumber, electrician, glazier or boiler technician is sent to your home in an emergency, up to €500 per event. If the home becomes uninhabitable after a fire, flood or burglary, a hotel for the family within the same limit.

  • Legal protection (optional)

Lawyer's and expert's fees handled by ARAG. Silver covers criminal defence for negligent offences and claims for damage you suffer. Gold adds contract disputes, condominium resolutions, tenancy and property disputes, and disputes with domestic workers. Landlords can add cover for evicting a tenant who does not pay.

  • If you rent your home

As a tenant you can insure your belongings, including improvements you have made to the flat, and the damage you would owe the landlord if a fire or another covered event damages the rented building (Italian Civil Code, articles 1588, 1589 and 1611).

  • If you let a property

The owner's liability cover protects you for the building named in the policy, even when it is let: the tenant counts as a third party. Water escaping from the building's pipes onto a neighbour is covered up to €30,000 per claim, with a €50 excess. If you let it furnished, you can also cover your liability as owner of the furniture and appliances the tenant uses.

What it costs

There is no single price: it depends on where the home is, its size and type, the sums insured and the covers you choose. Three profiles calculated on the Reale Mutua tariff for a main home in the province of Asti:

Essential

€183.89 a year

80 m² flat in a block of flats, main home, building insured for €112,000. Cover: fire on building and contents, storms, water damage, family liability. Monthly payment not available: each instalment must be at least €25.

Complete

€342.46 a year

100 m² flat in a block of flats, main home, building insured for €140,000. Cover: as Essential, plus theft and robbery, electrical damage and 24/7 home assistance. Or 12 monthly payments of €31.39.

Detached house

€721.72 a year

150 m² detached house, main home, building insured for €294,000. Cover: as Complete, with a higher liability limit and legal protection. Or 12 monthly payments of €66.16.

Annual tariff premiums including taxes, calculated by the same engine as the online quote. Instalments (six-monthly or monthly by direct debit) cost more in total than one annual payment, and each instalment must be at least €25. Any agency discount is shown separately in your quote.

Before you sign: limits and exclusions

  • Earthquake and flood are excluded

Damage caused by earthquakes, volcanic eruptions, floods, inundations and tidal waves is never covered by CasaMia. It needs a separate catastrophe policy, which we can assess together with your home.

Source: CasaMia Insurance Conditions, Fire section, art. 8.2.D

  • Insure the full rebuilding value

The building is insured at full value (valore intero), meaning the cost of rebuilding it as new. If at the time of a claim the real value exceeds the sum insured by more than 20%, the payment is reduced in proportion. The same applies to contents insured at full value.

Source: CasaMia Insurance Conditions, Fire section, art. 7.1 and 10.7

  • A home left empty

If your main home stays unoccupied for more than 45 consecutive days, theft is not covered from the 45th day; for jewellery, cash and securities the limit is shorter. In a home you do not live in permanently, jewellery, valuables and cash are covered only while you or your family are staying there.

Source: CasaMia Insurance Conditions, Theft section, art. 13.2

  • Waiting periods for legal protection

Contract disputes and property disputes are covered only if they arise more than 3 months after the policy starts. Longer waiting periods apply to some family-law matters.

  • What you choose is what you have

Water damage, storms, electrical damage, theft, liability and legal protection work only if they are shown on your policy schedule. Damage caused on purpose by you or your family, war and nuclear events are always excluded.

If you have recently moved to Italy

  • Main home or holiday home

The Conditions distinguish the home where you live permanently (dimora abituale) from one you use only part of the time (dimora saltuaria), and some limits change. The online quote is calculated for a main home: for a holiday or second home, ask an adviser. Online quotes may not be available in every area.

  • Flats in a condominio

In a block of flats the owner's liability cover includes your share, by thousandths (millesimi), of damage caused by the common parts. Ask the building administrator (amministratore) what the condominium's own policy already covers, so you know what is already insured.

  • Moving house

When you move, the policy covers both the old and the new home for 15 days. Tell us the new address so the cover can follow you.

  • What you need to apply

An Italian tax code (codice fiscale), an ID document, and the address, floor area and type of the home.

How it works

  1. Get your quote online, in English

The price is calculated on the insurer's tariff from the details you enter. The quote is free and does not commit you to buy.

  2. Go through it with an English-speaking adviser

Before you sign we send you the pre-contract documents (DIP and additional DIP) and the Insurance Conditions. They are in Italian, the version that is legally binding: we walk you through them in English, at no extra cost.

  3. Sign and stay covered

You sign online or at one of our offices. When you need to make a claim, you deal with us in English and we handle the paperwork with the insurer.

Frequently asked questions

Is home insurance compulsory in Italy?

No Italian law obliges a private homeowner to insure their own home against fire and explosion. A bank lending you a mortgage will, however, ask for fire insurance on the building as a condition of the loan, and you can choose who to buy it from. Contents, theft and liability cover remain your choice, but they are what protects your savings.

Does home insurance in Italy cover earthquakes and floods?

Not with CasaMia: earthquakes, volcanic eruptions, floods and inundations are excluded from every section. If your home is in an exposed area you need a separate catastrophe policy. Storm damage from hail, wind and the weight of snow is different, and can be added to CasaMia as an option.

I rent a flat in Italy. What should I insure?

Your own belongings, including improvements you have made, your liability towards the landlord if a fire or other covered event damages the building, and your family's liability towards third parties. The landlord insures the building itself. You can add the same 24/7 emergency assistance an owner has.

Can I insure a holiday home or second home in Italy?

Yes. The Conditions provide for a home you do not live in permanently, with some differences: for example jewellery, cash and valuables there are covered only while you or your family are staying in it. The online quote is built for a main home, so ask an adviser for a quote on a holiday home.

Are the policy documents in English?

The legally binding documents are in Italian. Your adviser goes through them with you in English before you sign, and helps you in English if you need to make a claim. This page is a summary: the Insurance Conditions remain the reference text.

Can I pay monthly?

Yes. You can pay once a year, every six months or monthly by direct debit from your bank account. Instalments cost slightly more in total than a single annual payment, and the tariff requires every instalment to be at least €25, so monthly payment is not available on very small premiums.

How do I cancel a home insurance policy in Italy?

If the policy renews automatically, send a registered letter or certified email (PEC) at least 30 days before the renewal date. If you bought it at a distance, you can also withdraw within 14 days of the contract being concluded. We prepare the letter with you.
